High on a hill, surrounded by vineyards and olive groves, lies Il Casale delle Rose Etrusche: a historic farmhouse for eleven guests, only ten minutes from the charming town of Todi. From the pool, you can look out across the valley and medieval towers, while the air is filled with the scent of lavender and blooming roses. Originally built as a watchtower in the sixteenth century, the house still exudes that same solid elegance. The original stone walls and wooden beams have been preserved, while the interiors have been refreshed in soft sand and white tones with a touch of romance: clawfoot bathtubs, antique wood, beautiful textiles and subtle modern details – country-chic with character.

The main house is spread over three floors, with five en-suite bedrooms, a spacious and charming living room with fireplace, a professional kitchen and a library. The guesthouse, entirely on one level, has a cosy living room with kitchenette, a veranda with wood-burning stove and a shaded pergola – the ideal spot for an aperitif in the evening sun.

Around the house stretches a 7,000 m² garden: lush and meticulously maintained. Rose-covered pergolas, fruit trees and ornamental plants frame the pool and jacuzzi, both lined with soft-toned mosaic that blends beautifully into the landscape. Terraces and seating areas can be found everywhere – from a sun lounger by the water to a picnic table in the woods on the estate’s hillside.

The surrounding area offers countless discoveries. The medieval town of Todi is only a ten-minute drive away, with its cathedral, market squares and atmospheric trattorias. Further afield, the charming cities of Orvieto, Spoleto, Perugia and Gubbio beckon, each with its own rhythm and culinary traditions. Nature lovers can head to Lake Trasimeno for a boat trip and lunch by the water or enjoy walks through the rolling hills around the lake.

The main house features five en-suite bedrooms, while the guesthouse offers a spacious living room with kitchenette and a beautiful covered veranda. Surrounding the buildings is a large, lush garden with a swimming pool, jacuzzi and several terraces overlooking Todi.
