The house is located on the border of Umbria and Tuscany, halfway between Rome and Florence. From the house you can easily make day trips to for example Perugia, Orvieto, Florence, Montepulciano, Cortona, Pienza, Montalcino, Assisi, Siena, Arezzo and Lake Trasimeno.
The house is completely private, on a beautiful Italian hill with its own vineyard and olive grove. The entire estate offers spectacular views over a quiet valley with fields and woods. The house has a beautiful garden with an infinity pool which, because of its organic shape, blends beautifully into the lush garden. There is also a large sun terrace with sun loungers and a tennis court. There are several terraces to sit back an relax, including one sheltered under the porch with a large wooden table and pizza oven. Everywhere you will experience maximum privacy.
The house was restored about 20 years ago by craftsmen using old building materials. The original antique terracotta floors, fireplace and wooden beams, complemented by bright and modern elements, create a serene atmosphere. The layout makes the house very suitable for a family or a large group. There are a total of five bedrooms and four bathrooms, a fully equipped kitchen, a dining room with a large round table and a sitting room with fireplace in the main house and another small sitting room with a sofa bed (suitable for up to 2 children) in the guest house. This room can also be used as a study. Throughout the house there is a free to use high speed wifi connection.
The nearest village is Piegaro at 5 km; here you will find some stores like a bakery, a butcher, a grocery store and a bar. The beautiful Città della Pieve is 8 km away, with a wide choice of various restaurants and stores. Lake Trasimeno is 25 km away.

Pociarello Vecchio is a carefully restored holiday house, from Dutch owners, in Umbria, on the border of Tuscany. Around the house is a beautiful garden with cypresses, roses and oleanders. The location on top of a hill gives an infinite free view over the sloping, green landscape. Close by are the villages of Piegaro and Citta delle Pieve.
Layout of the house (300 m2):
- The house has a large living room with open kitchen. With 5 bedrooms and 4 bathrooms and an extra sofa bed, the house is suitable for up to 12 people (10 adults and two children).
Bedrooms
- On the first floor, there are 4 bedrooms: there is a very spacious bedroom with a double bed and a private bathroom; the second and third double bedrooms share a separate bathroom and a fourth bedroom with a double bed has a private bathroom.
- The fifth bedroom is in the guest house, also accessible from the main house.
- All beds are between 190 and 200 cm in length.
- In the living room of the guest house there is a sofa bed which can also be used for 2 children.
Bathrooms
- In total there are four bathrooms and a separate toilet: Two en-suite bathrooms and one bathroom for two bedrooms in the main house on the second floor and one bathroom in the guest house on the first floor.
- In the main house there is a separate toilet on the first floor near the kitchen.
Kitchen
- There is a well-equipped open kitchen with modern appliances in local country style. There is a gas cooker, oven, fridge and freezer, espresso machine with Illy pads.

- In the main house there is a large open plan living area with a spacious round dining table and seating area with comfortable white sofas in front of the antique fireplace. The guest house has a small living room with its own access to the garden.

- Directly around the house are several other terraces, one of which is covered and equipped with an old pizza oven.
- The tennis court is beautifully located behind the 'pool house' with direct unobstructed views over the adjacent valley and is not visible from the main house or the pool.
