Pociarello Vecchio is a carefully restored holiday house, from Dutch owners, in Umbria, on the border of Tuscany. Around the house is a beautiful garden with cypresses, roses and oleanders. The location on top of a hill gives an infinite free view over the sloping, green landscape. Close by are the villages of Piegaro and Citta delle Pieve.
Layout of the house (300 m2):
- The house has a large living room with open kitchen. With 5 bedrooms and 4 bathrooms and an extra sofa bed, the house is suitable for up to 12 people (10 adults and two children).
Bedrooms
- On the first floor, there are 4 bedrooms: there is a very spacious bedroom with a double bed and a private bathroom; the second and third double bedrooms share a separate bathroom and a fourth bedroom with a double bed has a private bathroom.
- The fifth bedroom is in the guest house, also accessible from the main house.
- All beds are between 190 and 200 cm in length.
- In the living room of the guest house there is a sofa bed which can also be used for 2 children.
Bathrooms
- In total there are four bathrooms and a separate toilet: Two en-suite bathrooms and one bathroom for two bedrooms in the main house on the second floor and one bathroom in the guest house on the first floor.
- In the main house there is a separate toilet on the first floor near the kitchen.
Kitchen
- There is a well-equipped open kitchen with modern appliances in local country style. There is a gas cooker, oven, fridge and freezer, espresso machine with Illy pads.
Living areas
- In the main house there is a large open plan living area with a spacious round dining table and seating area with comfortable white sofas in front of the antique fireplace. The guest house has a small living room with its own access to the garden.

- Behind the kitchen in the main house is the laundry/storage room with washing machine and ironing facilities.
- By the pool is also a "pool house" with a ping pong table, and a basement with a technical room.

Outside
- Pocciarello Vecchio has 3 hectares of land, including a beautiful Italian garden, a quality vineyard, a mature olive grove, fruit trees and a private forest.
- In the garden is a beautiful swimming pool with an organic shape 5 by 18 metres (depth from 1.20 to 2.20 metres). The terraces with 6 sunbeds, 2 beach chairs and 2 sunshades complete the pool.
- Directly around the house are several other terraces, one of which is covered and equipped with an old pizza oven.
- The tennis court is beautifully located behind the 'pool house' with direct unobstructed views over the adjacent valley and is not visible from the main house or the pool.
