Luxury design villa for 10 guests in Southern Tuscany

The house, an old stone farmhouse from the late 1700s, abandoned since the 1950s, was purchased in 2005 and fully restored in 2006–2007 with the aim of preserving its beauty while also providing all the comforts you could wish for. A love for original craftsmanship was combined with ambitious design, and the result is that Podere Palazzo is a truly unique and highly desirable property. The estate covers four hectares of land; an old pond to the south of the house was restored and, thanks to the surrounding oak trees, it is now a wonderful shady spot with hammocks. The landscaped garden and the beautifully positioned infinity pool (5 x 13 meters) include a comfortable shallow area for children and non-swimmers. It is surrounded by a stone terrace with comfortable loungers for sunbathing, reading, or napping.

The Layout of Podere Palazzo

The central entrance of the house leads you into a large and comfortable living area with views of the medieval village of Trevinano. Two large lounge sofas, an open fireplace, satellite TV and DVD player, and an MP3 player connected to the sound system in the house. The dining room has beautiful French doors opening onto a patio, a large table with 12 seats, and a sitting area with the library. A bright hallway connects the dining room with the gourmet kitchen with travertine worktop, gas hob, oven, refrigerator with freezer, microwave, dishwasher, and washing machine. The cooking island offers space for 5 people. A set of French doors opens onto the large, atmospheric covered terrace. The terrace is 10 meters long and offers a beautiful view of Monte Rufeno and the Paglia river valley. The custom-made stone table with twelve chairs is a wonderful place for breakfast, lunch, or dinner. In the outdoor fireplace you can cook, and there is also a seating area, the perfect place to read a book or enjoy a glass of wine.

There are five tastefully decorated bedrooms, all equipped with ceiling fans and built-in wardrobes:

 • Amiata, on the ground floor, with a king-size bed and a large bathroom with wheelchair-accessible shower, windows overlooking the hills to the west. This bedroom is particularly convenient for anyone who has difficulty with stairs.
 • Rufeno has a king-size bed and a luxurious private bathroom with a shower and a freestanding bathtub, with beautiful views of Trevinano and the regional park across the valley.
 • Proceno has a king-size bed, a fireplace with a sitting area, a private terrace, and a private entrance from outside. The bathroom has a spacious shower and double sinks. In addition to views of Monte Rufeno, it offers a spectacular panorama over the valley.
 • Trevinano has a king-size bed with sitting area and pristine views of Trevinano and the valley. Because this room is very spacious, an extra bed can be added. Adjoining is a large, fully equipped bathroom with separate shower, bathtub, and double sinks, which is shared with the Cetona bedroom.
 • Cetona is a cozy room with two single beds. It has windows facing south and west and shares a bathroom with the Trevinano bedroom.
