Nothing could be less true. On the top of this hill you are exactly where you need to be: in a Tuscan house like no other, to be explored room-by-room, terrace-by-terrace, view-by-view with friends and family.

This impressive property - set in the midst of a rolling vineyard of organically-grown Cabernet Sauvignon, Petit Verdot, and Merlot, about an hour’s drive from Siena - has lost none of its imposing character: old weathered stonework is juxtaposed with modern clean lines, finished with wood panelling, plenty of terracotta, dramatic recess lighting and far-away views. With room for 14 to 20 people, this property is the definition of spacious, but there are plenty of spots to seek temporary solitude: sink back in an Eames chair with a good book, perch yourself pool-side with a glass of the vineyard’s wine in hand, or take an hour to stretch those muscles in your private gym followed by a quick visit to the sauna.

There is lots to do close by - visit Sarteano or one of the countless other charming medieval towns dotted around the area - and Florence and Siena are a stone’s throw away. But why would you want to leave? Design vacation home for 20 persons with tennis court in central Italy

Interspersed between the main house and two thoughtfully designed cottages, Poggio Mori can house up to 20 guests total.

Main House (600m2)
Three beautifully-designed floors, with 8 bedrooms - enough to sleep 14 + 2 guests in total, with air conditioning, floor heating and WIFI throughout.

  • Ground floor: Reading room, dining area, and a living room, with a fireplace and on-demand TV and music. A fully-equipped kitchen with pantry. A separate office space with a PC and printer. Two toilets.
  • First floor: two family suites, washing facilities (washing machine, tumble dryer, ironing board and iron), and a kitchenette. 

The first suite has 1 double room, 1 twin room, 1 bathroom, a living room with on-demand TV and music, fridge, and a kettle and Nespresso coffee machine. 

The second suite has a living room (with on-demand TV and music), and 2 double bedrooms with 2 separate bathrooms, a kettle and Nespresso coffee machine, and a fridge.
  • Second floor: 4 double bedrooms (all equipped with on-demand TV and music, fridge, kettle and Nespresso coffee machine) and 4 private bathrooms.
  • Possibility to add up to 3 baby cots (free), and 2 beds for children from 2-8 years old (€150 per week for each bed)

Poggio Mori Casette (separate cottages - 50m2 each)
Each has:

  • A double bedroom with on-demand TV and music.

  • Ensuite bathroom.

  • Separate living room, with ensuite toilet, on-demand TV and music and a kitchenette with a kettle and Nespresso coffee machine.
  •  Private patios with seats and sun umbrella.

  • 25 acres of grounds to explore, with views of the surrounding countryside.
  • Swimming pool of 20 x 4.5 meters, with deckchairs and sun umbrellas, adjoined by a toilet, showers, and a fridge.
  • Private spa (50m2) with hammam (Turkish bath), sauna, and treatment rooms.
  • Private tennis court (artificial turf).
  • Private gym area with high-quality equipment, including a stationary bike, running machine and work-out bench.
  • Bowling green (for jeu-de-boule).
  • Bikes.
  • The Lemon House (100m2): a multifunctional space for breakfast, cooking, and tastings.
  • Weddings and special events are welcomed at Poggio Mori with prior written approval from the owners. These occasions are celebrated in an intimate setting, with up to 24 guests.
