The owner Giovanni put his heart and soul into this amazing place whose renovation and remodeling took 7 years.
UMAMMA surprises its guests with a mix of medieval and modern design. The historic - up to 1.5 meters thick - brick walls and elegant arches contrast with the polished concrete floor and modern industrial elements such as the black kitchen, steel frames, and large glass walls. The refined vintage and design furniture as well as the modern lamps give the whole a stylish character.
The 230m2 large loft consists of two generous open spaces. One with the kitchen, living room, and studio with bathroom; the other with the ensuite master bedroom. Floor-to-ceiling sliding doors separate this space (and the living room) from a covered terrace with sweeping views. A hatch in the master bedroom provides access to a hidden staircase that takes you to an "unexpected place"… a vaulted cellar with a private pool, whirlpool, and rain shower that reminds of a Roman thermal bath. The pool has won an award for its unique design, which is easy to understand when you see it.
The owner is also a perfect host, who is always available and gives good tips for days out in the area. Beautiful beaches, wine routes, and hiking trails are close by. The small town of San Miniato itself is also very alluring and has several excellent restaurants. And its convenient location halfway between Florence and Pisa makes it easy to reach these cities and other attractions in Tuscany.

Modern medieval loft for 4 people with views of the nature in Tuscany
UMAMMA is a panoramic loft located in a 16th-century palace on a beautiful square in the Tuscan town of San Miniato. The apartment is spread over two levels and has a private terrace.
Layout UMAMMA (230m2) | 4 people + 1 small child
The house consists of two open spaces:
- In the first open space, you will find a fully equipped modern kitchen. The kitchen has a Side-by-Side fridge, an oven, electric hob, dishwasher, and a cooking island/table with 4 stools. On request, a chef can come to prepare a meal for you!
- The dining room has a table for 6 people and the living is equipped with large lounge sofas from which you can look out over the Tuscan hills. Sliding doors give access to a beautiful covered terrace (25m2) that is furnished with a sofa, table, and vintage chairs. From the terrace, you have a sweeping view of the hills of the town of Vinci (the birthplace of Leonardo da Vinci). The doors can be opened completely so that inside and outside become one.
- On the other side is a studio/bedroom with an ensuite bathroom with a sink and walk-in shower.
- In the second open space is the master bedroom with a king-size bed, an extra sitting area, a dressing room/storage area, and a bathroom with a large walk-in shower, toilet, and long sink on the wall. This bedroom also provides access to the covered terrace.
- A hatch in the master bedroom gives access to a hidden staircase that takes you to the basement with your own (heated) swimming pool, as well as a rain shower and a hot tub. The water temperature and lighting of the pool can be adjusted to your wishes, with underwater seating in the hot tub for lounging and relaxing.
The house is also equipped with Wifi-Internet, air conditioning, a music system, a safe, washing machine and a dryer.
Children
Children are welcome, but given the layout and facilities, they should be closely supervised by adults. There are no extra beds available, but a baby bed (on request).
