Inside, the house has a minimalist character and you will find a mix of natural materials -such as wood, concrete, and stone - inspired by the surrounding nature. The ceilings and walls are completely covered with cork panels and large windows allow you to enjoy the gorgeous landscape from every room of the house.
The villa is built and furnished with quality materials, a premium design, and attention to detail. The spacious Bulthaup kitchen is equipped with appliances from the Gaggenau brand, while designer pieces (including Thonet-chairs) decorate the bright and minimally furnished living room. There are 3 bedrooms (sleeping 6 people) one on each of the three floors of the house, all with their own bathroom and outdoor area. The eyecatcher is the large balcony of the master bedroom on the top floor that offers fabulous views!!
Outside you will be immersed in greenery and tranquility. From the kitchen and living, you step onto a covered terrace with a dining table and lounge area, ideal for al-fresco dinner or aperitif. Stairs take you to the lower part of the garden with a lawn and a 20m-long (!) bio-swimming pool that gets its water from an artificial lake. Enjoy a siesta here on the sun loungers in the shade of the old trees or admire the stars on a clear summer night.
Villa Nemini Teneri is just a few kilometers away from the beach and the characteristic village of Sampieri and the baroque town of Scicli. It is also ideally located to visit other Baroque gems such as Ragusa and Modica and unspoiled sandy beaches nearby.

Villa Nemini Teneri (180m2) is spread over 3 floors and has inviting outdoor areas, each offering a view of the garden and surrounding landscape, up to the sea. With 3 bedrooms, the house is suitable for 6 people.

Lower floor:
On this floor is a double bedroom with an ensuite bathroom and a sheltered outdoor area with lounge chairs. This bedroom can be reached from the outside or via a staircase next to the main entrance.
Ground floor:
- On the ground floor is the bright living room with designer chairs and sliding doors on both sides to the terrace and patio.
- A few steps up is the spacious kitchen with a kitchen island/bar, a large cupboard wall, and a round dining table. The kitchen has Gaggenau appliances including a fridge/freezer, large-size oven and cooktop, dishwasher, coffee maker, toaster, and a kettle.
- From the kitchen, large sliding doors provide access to the panoramic terrace.
- There is a separate toilet next to the kitchen.
- In addition, there is a double bedroom (with its own entrance) with an ensuite bathroom and direct access to the garden.
First floor:
On this floor is the master bedroom with a double bed and ensuite bathroom with a shower. The room has a panoramic terrace/balcony with a small sofa and chairs and a built-in lounge bench. An extra bed can be added to the room.
The villa has airconditioning/heating, wifi internet, and satellite television.
Outside:
The grounds are spread over several levels offering different spots to eat, play, and relax. There is:
- A garden with a lawn and an artificial lake that supplies natural water to the 20m-long bio pool. The pool is surrounded by mature trees that offer shade and a wooden deck with sunbeds and an umbrella.
- A covered terrace that you access from the kitchen with a dining table, barbecue, and lounge area.
