Villa Pignattari is nestled between the forests of Umbria, in a tranquil location, just 2 km from the village of Castel Rigone and 15 minutes from Lake Trasimeno.

Ground floor:

• TV room with comfortable sofa and Netflix function.
• Well-appointed kitchen with a 5-burner cooktop (SMEG), oven, dishwasher, large fridge with freezer, espresso machine, and sufficient cookware.
• Living room with lounge corner, fireplace, and dining table for 12 people.
• From the living room, you have direct access to the covered terrace with outdoor lounge.

First floor:

• Via a beautiful staircase, you reach the first floor, halfway this staircase is a guest toilet.
• Bedroom with a double bed and ensuite bathroom with shower, toilet, and sink.
• Bedroom with a double bed and a single bed.
• Bedroom with a bunk bed.
• Bathroom with a freestanding bath, shower, sink, and toilet.
• Master bedroom with a double bed and access to the covered terrace with a lounge sofa and ensuite bathroom with shower, freestanding bath, sink, and toilet.

Annex (max. 5 people)

• Bedroom with a bunk bed and a single bed. Both beds have an extra bed extension allowing a total of 5 people to sleep in this room.
• Bathroom with a sink, toilet, and shower.
• Laundry room with a washing machine and dryer.

Outside

• 3 hectares of land with a beautifully landscaped garden and lots of grass to play on for children (the entire property is fenced and has an automatic gate).
• From the kitchen, you reach a beautiful pergola terrace with a dining table for 12 people and 2 grills (a Green Egg and a charcoal grill).
• From the living room, you reach a covered lounge terrace.
• From the master bedroom, you reach a covered lounge terrace.
• A large swimming pool (6x12m) with stairs for the little ones to play on and a diving board.
• There are plenty of sunbeds and umbrellas at the poolside.

• The English (and Dutch)-speaking manager Yvette will personally welcome you and can provide you with tips about the area during the stay.
• The bedrooms have ceiling fans.
• All mattresses (180x200 and 90x200 cm) are hypoallergenic, medium hard, pocket- spring with 7 ergonomic comfort zones. The single beds can also be made up as a double bed using a double mattress cover.
• For the children, there are many party games and there are a large garden and forest to play.
